2. Self-Employed / Independent Contractors (1099 Income)
Must have gross income of at least 4.6x the monthly rent = $12,857/month
Income must be verified using:
• 12 months of bank statements showing consistent deposits, OR
• 2 years of tax returns (Form 1040, Schedule C or K-1)
Business expenses must be deducted to determine true income stability
Additional verification may be required depending on industry and income consistency
3. Additional Income Considerations
Mixed-Income Households (W-2 + Self-Employed):
In households where one applicant is W-2 employed and the other is self-employed or 1099:
Each applicant’s income will be evaluated independently using the appropriate multiplier (3x net or 4.6x gross).
If the combined qualifying income from both applicants covers the full monthly rent, the household meets the income requirement.
Fixed Income (e.g., Social Security, Pensions, Disability, Child Support, etc.) – Must provide official documentation showing steady monthly income
